Arrival and Departure Times
Arrival is 4:00pm (16:00). If you would like to arrive earlier, please call us a few days in advance. It may
be possible for us to reorganize the pre-arrival preparations in order to permit you to arrive an hour or two
earlier.
Departure is by 10:00am. Because of the time we need to prepare the accommodation for a following guest
it is difficult to provide for exceptions to this.
Mobile Phone Reception
Despite being away from the urban sprawl of Selkirk, we get extremely good reception, with O2, Vodafone
and Orange cell masts just a few hundred metres away. Please be aware that coverage diminishes when
going further up the valley or across the hills.
Holiday Insurance
It's a good idea to have some form of holiday cover or its equivalent when away from home. Many household
policies include some form of cover of this type so it's possible that you are already covered. If in doubt we
suggest checking with your insurance company or broker.
Your insurance cover should protect you against cancellation. If you cancel, and we are unable to re-let, we
will still hold you liable for the rental. An insurance policy will protect you against this loss when you have
good reason to cancel.
During your stay, you are liable for any damage caused. If the damage was caused by an accident, most insurance
policies will meet the claim.
Internet Access
Broadmeadows House provides internet access with both wired and wireless access points. Access is
provided as-is without service guarantees, although we will make our best endeavours to fix a problem
should one occur.
Access is subject to a fair-use policy and we reserve the right to terminate the facility in the event
of misuse or the access of unethical or unacceptable content.
Wireless access is unencrypted, although given our location and the thickness of the walls, the liklihood of
anyone eavesdropping on your connection is minimal.
In the event of technical problems, inability to connect, etc. we may be able to help but offer no guarantee
of this.
Pets
We do not permit pets. Quite of number of our guests express a wish for an allergy-free environment with
special bedding which we try to accommodate. We cannot offer this if there is a risk of animal hair in the
accommodation. We have therefore decided to adopt a no-pets policy.
Mountain Bike Storage
We have a shed, a short distance from the house, which offers secure storage for mountain bikes.
Our bike shed has power and light, with an outside hose for washing off muddy bikes. Space is limited to
about 4 or 5 bikes. There is also a workbench to help with simple maintenance tasks.
Deep Freezes
Our smaller apartments do not have deep freezes. The fridges in these apartments are under-worktop
units with fairly small freezer compartments.
The Big Hoose has a large fridge/freezer which should offer sufficient space for a week's food.
Laundry
Each of our accommodation units is equipped with a combination washer/drier, a drying rack, an ironing
board and electric iron.
Logs for Open Fire
We provide you with a complimentary basket of logs on arrival.
If you have a lot of fires, you're bound to use up the complimentary logs. We can refill your basket
for a small charge which covers our time to cut and prepare the logs. Please note that we will only be
able to refill log baskets in daylight hours.
Television Reception
We are in a poor reception area so there's no live television.
Initially, we equipped our apartments with TV sets and DVD players and built up a DVD library of 300-400
titles. We still offer this. You'll find a list of DVD titles in the welcome documents left in the apartment.
All our accommodation is equipped with smart TVs that are capable of receiving internet TV. However, the network
infrastructure has not kept up and, being in a rural area, we seems to be well down the list of locations where
fibre-optic broadband is being made available.
